Bernanke's speech a month ago caused 30 yr fixed mortgage interest rates
to go up from 3 5/8% to 4 5/8% which would raise the payment on my new home mortgage by $350 which closes in 2 weeks. Thanks Ben.

I went with the 7 yr ARM for 3 1/4%.

I figure to sell some appreciated stock in 7 years and pay off in cheaper $$$ while collecting more than 3 1/4% in dividends in the mean time.

I refinanced and locked in last fall at 3.375%. I couldn't have been happier.
