I am not sure what do you mean by house glass kit.
I also was thinking if I can contact the people who install glass windows maybe I can have a deal.
Remember this is just in the planning stage and I still had not move if I will start it very soon.
My very important problem is the design. I talked to a Filipino and he said that it will cost me $7,500 for him to draw the addition I was thinking to build at the back of the house. Then the green house. Or at this moment a free standing green house and then build the addition later. But I may have the problem of moving the green house later for it may obstruct building the addition.
And he is a good friend of mine. But I don't think I can trust him. He designed a house addition which is a very small area and he put a 400 amp panel for the eectrical where I wired a 4,100 sq ft house and I only installed 200 amp panel. So I changed it to 200 amp with his permission of course.
It is a downer.

Some companies carry house glass kits and they have a range of dimension which might fit your needs. Big glass windows with bay windows are cheaper if you can get them directly from manufacturer when you show your contractor's license.

The charge for just the drawings are way too steep. Maybe you can find something that is canned. My friend drew the sketches of our two room additions including the load balance calculations, for only $1,200. He already moved down to LA.

While I took my son for an interview with a college councilor to take up nursing in a local hospital, I met a guy in the lobby who is a licensed house designer. I got his office number and he took mine. I hope something comes out of this.

Hi Benny, sorry for interupting here, but I just can't keep my mouth shut any longer LOL
If you email me photos of where you want addition & greenhouse, I would be more than happy to draw a plan or 2 for you...for nothing. If anything, you can get ideas from it.

Benny, better take up on the offer of Patty!

Anyway, you would still need the signature of the Architect and Engineer before your plans are approved by the city, and that alone is worth at least $1,800 over here in Davis. My friend in fact gave me a discount, and the drawing came out to be free, he is a state licensed civil engineer.

You kidding me?? I thought (around here anyway) you need a architect for plans on a condo or large house but definately NOT for a room addition.
All I needed was a top view, and all 3 sides drawn to scale which I did. I also drew the floor joist plans. I included the wall, ceiling rafters, & floor joist spans & size of lumber. Didn't need a engineer's signature. They (permit desk) made copies, I paid for permit, & it was inspected at all stages. Inspector even measured the holes dug for concrete footings (at least 4 ft) before I filled them. That was the first inspection.
Find out if you really need a engineer to draw plans just for a simple addition. If so, that sucks.
How about I send the plans & sign my name with my address Laughing
Or, just have an engineer sign his name to my plans for $25.00 LOL

If California regs are crazy, it is a lot lot lot worse than craziness in City of Davis Planning and Building Permit Department.... It took more than a year before our plans got approved. The same red tape effort for a simple glasshouse as room additions, so went with room addition.

The signature came with the load balance calculations for wind, shearing stress, thermal stress, HVAC, tile roof weights, earthquake proofing straps, etc... I think they would count every grain of sand and weigh each one if that were possible too.

And the price of the permit to build? Close to $3,000 and that goes to the city and county!!! And for that, we got a big free dumpster to park in front of our house for a month!

Holy Cow! I paid $190.00 for permit - but got no dumpster LOL.
I was a little nervous at last inspection when he saw lights, outlets & ceiling fan. I guess he assumed I got separate electrical permit for that & hired electrician...he said nothing.
I better shut up now before someone squeals on me LOL Shocked

And this guy said (the one I talked to at the hospital) since the addition will be around 12 x 20 which is around 240 sq ft I need to have my soil tested. This is due to earthquake etc.... and also if I have a disk for California Title 24 ( this is regarding energy saving requirements) and I said no but I know all of it since I am a licensed electrical contractor. But I said all I do is follow the wiring diagram and install my wires that's all.

Joe: I am not sure if I will be taking advantage of Patty's generousity but I will go to the City hall and I will inquire. I know that it will take a lot of time and thought making the drawings and all and we all don't have that time.
It maybe just in the spur of the moment thing.
