Welcome to the forum - where are you located?

You will need to provide more data to get good feedback of what this problem might be. Was the tree like this when you got it? What is the medium (potting mix) being used? Fertilizer? How often do you water? My first "shot in the dark" guess would be root damage caused by overwatering. A picture that includes the pot, where the trunk enters the soil, might be helpful.

To answer your question, those aren't old leaves.

I don't think it is a nitrogen deficiency because the symptoms are on the newer leaves. Nitrogen is a transferable element within the plant (this means the plant can move it around as needed). If a plant is not receiving enough Nitrogen from the roots, then it will rob Nitrogen from the older growth, and give it to the new leaves. This is why nitrogen deficiency shows up on older leaves. Iron is NOT transferable within the plant, that is why iron deficiency always shows up on NEW leaves. I believe the problem is an iron deficiency. Iron deficiency shows up on the NEW leaves. The visual symptoms for iron deficiency are NEW leaves with green veins on otherwise yellow leaves. Further the green veins will have NO BORDER area around the vein, as can be seen in the picture. When there is a border area around the veins then the deficiency is normally, a manganese deficiency. A tree that size, losing a leaf a day is not all that usual. - Millet
